Phase 1: Planning & Discovery
Review project scope, preliminary plans, and/or existing conditions
Meet with ownership to establish needs and expectations
Research market area and local competition
Establish project schedule
Develop preliminary budgets
Perform a thorough review of brand standards to ensure the proposed design is in compliance
Phase 2: Concept Design
Create preliminary plans and elevations
Determine color palette and design style
Select furniture, finishes, and equipment
Prepare digital color boards and sketches that communicate design intent
Present preliminary furniture budgets for purchasing
Meet with client to review proposed design, receive feedback, and gain approval
Phase 3: Design Development
Prepare detailed construction documents including floor plans, finish plans, and schedules, coded furniture plans, elevations, sections, and millwork details
Coordinate with architect and engineers to document reflected ceiling plans, lighting, and electrical plans, and insure all brand requirements are implemented
Write furniture specifications and assemble detail books
Submit final design to client for review and approval.
Coordinate required brand approvals and issue revisions as needed.
Phase 4: Project Management & Execution
Assist owner with project bidding and value engineering
Coordinate with purchasing agent to reconcile budgets and reselect discontinued items as needed
Attend pre-construction meeting to ensure contractor clearly understands design intent
Review shop drawings for millwork, custom furniture, and custom lighting
Perform occasional site visits to ensure construction documents are being followed and design intent is met
Compose punch list upon project completion and install accessories
Post occupancy follow-up with owner
